Is a private mortgage more expensive than a bank?

Yes. Private mortgages carry higher interest rates and setup fees because the lender is taking on a higher level of risk or moving with extreme speed. However, they are designed to be short-term (usually 1 year) to solve a specific problem or bridge a gap.

What is an "Exit Strategy"?

An exit strategy is the plan for how you will pay off the private mortgage. This is usually through the sale of a property or by "graduating" back to a traditional bank once your credit or income documentation has improved. We build this plan with you on day one.

Do I need an appraisal for a private mortgage?

Yes. Since private lending is "equity-based," the lender needs an accurate, professional valuation of the property to determine the Loan-to-Value (LTV) ratio. We coordinate this process to ensure it meets the specific requirements of our private lender network
